THE PLATFORM

Sustainable, Low-impact design.

Our campuses are planned to use resources efficiently, protect surrounding communities, and respond to the environmental characteristics of each site. From water and power to architecture and operations, sustainability is considered from the earliest stages of design.

Water

Closed-loop cooling systems recirculate water rather than continuously drawing new supply. We minimize potable water demand and evaluate reclaimed and alternative water sources wherever practical.

Power

We develop efficient, resilient power solutions that support campus growth while considering grid reliability, long-term infrastructure needs, and opportunities to reduce overall environmental impact.

Design

We design campuses to fit their surroundings, preserve natural site features, and reduce impacts related to noise, traffic, lighting, and visibility-including thoughtful measures to preserve dark skies.

THE PLATFORM

Community Engagement.

Our approach is built around responsible development from the start, listening to the community, selecting the right sites, reducing environmental and infrastructure impacts, and creating long-term value for the places where we build.

Developing with local input

The first step in any of our developments is meeting with local officials, neighbors, civic groups, and business owners. What we hear from those conversations shapes the design that follows.

Developing the right land

We select and plan our sites carefully, identifying environmental, cultural, and infrastructure constraints early so they can shape the development from the start.

A foundation of sustainability

As developers, we design low-impact campuses that add value to their communities. Facilities are built flexible, so they stay useful as technology evolves. Supporting a long-lived project that generates significant tax revenue for decades to come.

Not a burden to the local community

We fund what our project needs. Our designs add to local resources, not draw them down. Incentive agreements are negotiated openly with elected officials and structured to benefit the community for the life of the project.

THE PLATFORM

The Strategy.

Power, cooling and delivery designed together.

Power secured first

On-site generation and grid interconnections options structured before the shovel goes in the ground.

Sites de-risked early

Land, zoning, abatements. water, and fiber resolved up front, so tenants inherit certainty, not entitlement risk.

Built for AI density

High-density racks and direct-to-chip liquid cooling designed in from the first drawing.

Partnered with community leaders

Community forward developments in lock step with local leadership and constituents.

As developers, we design and build sustainable, low-impact campuses that are positive additions to their communities. Facilities are built flexible, so they stay useful as technology evolves, supporting a long-lived project that generates significant tax revenue for decades to come.

Not a burden to the local community

If our project needs it, we fund it. Our developments are planned so they add to local resources rather than draw them down. Any incentive agreements are discussed in open forums, negotiated with elected officials, and structured to benefit the community for the life of the project, providing steady funding for public works for years to come.
